Hello, real estate agents! In this blog, we want to share our experience with Facebook Marketplace and how we used it to book appointments for our real estate rental property. The same principles apply to properties for sale as well.
Facebook Marketplace is used by millions of people daily to buy and sell goods and services. Fortunately, this includes real estate properties. Facebook has even created a special category just for listing properties for sale and rent.
In this blog, I'll provide you with the steps we followed to effectively advertise our listing on Facebook Marketplace, find qualified leads, and book appointments.
You can promote your listings for absolutely no charge on Facebook Marketplace and still get great results. However, you can also boost your posts to increase exposure and generate more leads.
To start, you'll need to create a listing on Facebook Marketplace. Ensure your content is professional and high-quality. We've found that ads with videos perform better, as Facebook promotes them more, significantly increasing their exposure.

Once our listing content and video were ready, we created a Marketplace listing and published it on Facebook Marketplace.
After publishing your ad on Marketplace, you'll start receiving many messages from interested renters. Facebook makes it very easy for users to show interest, even auto-generating messages like “Hello, is this available?” However, many of these messages might be accidental or from users in another state.
You have two options: manually respond to these messages and book appointments yourself, or use lead nurturing and automated booking systems to handle it for you. We’ll discuss both options.

While this method can be time-consuming, especially with 50+ leads, it works if you have the time to manage it yourself.
The automated booking system removes all manual effort required to nurture leads and set up appointments. We used ListingBros, which integrates with CRM systems for complete lead generation.
ListingBros not only creates videos for our listings but also generates landing pages for each listing. These landing pages send user contact details to the attached CRM system, which then runs automated tasks to follow up with leads and book appointments.
We simply replied to all messages with the landing page URL and included the landing page link in the listing description, and the system handled the rest. Interested users opened the landing page, provided their contact details, and the system followed up with them through automated SMS messages to verify their phone numbers and set up appointments.
Once an appointment is booked, you'll receive a text message and email with the appointment details.
